1. Real Estate Preferred Home Inspections
I have many years experience in and around the construction and home building industry, beginning in 1976 and up to the present. With this extensive knowledge and experience in home construction I can pinpoint a problem and explain the cause and the repair required. Not all home issues are what they seem; with proper diagnosis and a clear explanation of the cause, issues that may seem serious to the untrained eye, can usually be repaired at a minimal cost and in a reasonable amount of time.
2. Sellers Pre-listing Inspections
A move in Certified Seller’s Inspection will alert you to any defects or problems that can be addressed before prospective buyers discover them. Avoid last-minute negotiations and price reductions and justify your full asking price.
3. Annual Home Maintenance Inspections
An annual home maintenance inspection can reveal the beginning of potentially costly repairs and can be a record to monitor conditions as they progress from an obvious concern to a decision for repair or replacement. Our annual home maintenance inspection is at a much lower cost than a detailed real estate sale inspection. It will be evident that your home is properly cared for with reported regular maintenance inspections and the recommended actions and procedures undertaken.

6. Construction Project Oversight Inspections
The average home buyer lacks the necessary knowledge of the building process. They forego control of the process to their builder as the sole source for guidance. This may be fine and is acceptable. But this puts the buyer at a disadvantage as the builder maintains control of the project and the finances. Hiring an independent third-party building inspector to oversee the construction project levels the playing field, keeps your interests first, and will help ensure your home is built to your specifications.
7. Lite Commercial Inspections
Commercial inspections can be more involved than a general home inspection. With the usual inspections consisting of roofs, walls, windows, insulation, drainage, etc. there needs to be a more in-depth inspection procedure for the electrical, heating, plumbing, and mechanical systems, as they are usually shared by other tenants within the building. Commercial inspections will require a little more time to complete because other professionals may be required for a more precise, professional assessment of the mechanical and operating systems. Our role in commercial inspections will be in assessing the building’s general condition, overseeing other required professionals, and coordinating their findings with ours and compiling this information into an informative and easy-to-understand report for you.

8. Discovery/Consulting Inspections
A discovery inspection is an in-depth inspection that may uncover or reveal problem areas due to moisture, mould, problem weather conditions, ventilation heating etc. And those conditions discovered, will be recorded on our inspection report. Our Consulting inspections are designed to give you a better understanding of the components and systems involved that may be affected by any renovations or building additions you may be planning. This is not meant to be an engineers report but rather, for information and planning purposes only.

IR Certification # CA140919-08
Infrared is a powerful tool; it helps us locate many hidden problems in their early stages by alerting us to a temperature difference, usually by abnormal hotspots, or irregular cold spots. These temperature differences show up as anomalies, something that does not belong or is different than expected. Infrared scanning is a standard part of our home inspection process. We also offer infrared scanning for larger industrial and plant electrical inspections; these inspections are conducted according to the NETA 2008 standards and the ASTM E1934-99a electrical infrared scanning procedures designation, performed with full arc flash protection.

Water Entry Discovery
Moisture problems are the single most important factor limiting the useful service life of a building, resulting in costly repairs and loss of use. High levels of moisture in a building can also lead to health problems for occupants. Moisture control inspections can help to pinpoint the moisture and or water entry locations and provide clients / homeowners with an understanding of moisture entry, accumulation and removal mechanisms and strategies for a long term solution.
